Pastikan tarikh bayaran pertama dan SPJB adalah tarikh yang sama.&lt;br /&gt;&lt;br /&gt;Untuk makluman pemaju tidak boleh mengutip apa-apa bayaran dengan nama apa pun tanpa suatu Surat Perjanjian Jual dan Beli.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Perakuan Arkitek&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;Pastikan apa-apa tuntutan bayaran ansuran kepada pemaju disokong dengan satu perakuan yang ditandatangani oleh Arkitek atau Jurutera Pemaju yang bertauliah.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Faedah Yang Dikenakan&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;Sekiranya pembeli atau pembiayaan (End Financier) pembeli gagal membayar bayaran ansuran dalam tempoh 21 hari bekerja dari tarikh menerima notis bertulis bayaran, pembeli akan dikenakan faedah oleh pemaju yang dikira dari hari ke hari atas kadar 10% setahun ke atas ansuran yang tidak berbayar.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Pembatalan Perjanjian Jual dan Beli&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;Sila ambil ingatan bahawa kegagalan pembeli membayar bayaran ansuran dan faedah yang dikenakan bagi suatu tempoh melebihi 28 hari, pemaju boleh menamatkan perjanjian Jual dan Beli. Pemaju hendaklah menghantar Surat Berdaftar A.R. kepada pembeli tentang hasratnya membatalkan Perjanjian Jual dan Beli.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Bayaran Penyelenggaraan Infrastruktur&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Pembeli hendaklah membayar kos penyenggaraan infrastruktur dari tarikh pemilikan kosong sehingga masa penyenggaraan infrastruktur diambil alih oleh Pihak Berkuasa Berkenaan atau Perbadanan Pengurusan (bagi bangunan yang bermaksud dipecahbahagi.&lt;br /&gt;&lt;br /&gt;Infrastruktur yang dimaksudkan ialah:&lt;br /&gt;&lt;br /&gt;    a) Bagi tanah dan bangunan&lt;br /&gt;    .: Jalan, jalan masuk rumah, parit, pembentung, saluran air dan loji pembentungan bagi pemajuan perumahan berkenaan.&lt;br /&gt;&lt;br /&gt;    b) Bagi bangunan yang bermaksud dipecahbahagi&lt;br /&gt;    .: Jalan, jalan masuk rumah, parit, pembentung, saluran air dan loji pembentungan bagi bangunan berkenaan.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Bayaran Penyelenggaraan Perkhidmatan&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Mulai dari tarikh pemilikan kosong pembeli hendaklah membayar bagi perkhidmatan-perkhidmatan seperti berikut:-&lt;br /&gt;&lt;br /&gt;Bagi tanah dan bangunan&lt;br /&gt;(i) Perkhidmatan pungutan sampah, pembersihan parit-parit awam, pemotongan rizab jalan.&lt;br /&gt;&lt;br /&gt;(ii) Bayaran ini wajib dibayar hanya sehingga perkhidmatan ini diambil alih oleh Pihak Berkuasa Yang Berkenaan.&lt;br /&gt;&lt;br /&gt;(iii) Pembelii hendaklah membayar pendahuluan sebanyak 6 bulan pada masa mengambil pemilikan kosong. Sekiranya selepas 6 bulan, perkhidmatan ini masih belum di ambil alih Pihak Berkuasa Yang Berkenaan, apa-apa pembayaran selepas itu hendaklah dibayar secara pendahuluan bulanan.&lt;br /&gt;&lt;br /&gt;Bagi bangunan yang bermaksud dipecahbahagi&lt;br /&gt;(i) Bayaran perkhidmatan adalah bagi penyenggaraan dan pengurusan harta bersama dan pembayaran bermula apabila pemilikan kosong diambil.&lt;br /&gt;&lt;br /&gt;(ii) Pembeli hendaklah membayar deposit satu (1) bulan dan tiga (3) bulan pendahuluan bagi perkhidmatan penyenggaraan ini dan apa-apa bayaran kemudian hendaklah dibayar satu bulan terdahulu.&lt;br /&gt;&lt;br /&gt;(iii) Bayaran perkhidmatan penyenggaraan ini wajib dibayar kepada pemaju daripada tarikh pemilikan kosong sehingga penubuhan suatu perbadanan pengurusan di bawah Akta Hakmilik Strata 1985.&lt;br /&gt;&lt;br /&gt;(iv) Apabila Perbadanan Pengurusan (Management Corporation) di tubuhkan di bawah Akta Hakmilik Strata 1985, perkhidmatan penyenggaraan akan diambil alih oleh Perbadanan Pengurusan ini dan pembeli adalah wajib membayar perkhidmatan penyenggaraan kepada Perbadanan ini dan bukan lagi kepada pemaju.&lt;br /&gt;&lt;br /&gt;Ingatan:-&lt;br /&gt;Pembeli perlu mengambil ingatan bahawa perkhidmatan penyenggaraan ini wajib dibayar selagi pembeli adalah pemilik petak dalam bangunan yang diselenggarakan.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Kumpulan Wang Penjelas (Sinking Fund)&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Bagi bangunan yang bermaksud dipecahbahagi sahaja.&lt;br /&gt;&lt;br /&gt;    *&lt;br /&gt;      Pembeli hendaklah pada tarikh mengambil pemilikan kosong petak mencarum kepada kumpulan wang penjelas suatu amaun yang sama dengan sepuluh peratus (10%) daripada bayaran perkhidmatan.&lt;br /&gt;    *&lt;br /&gt;      Pembeli hendaklah membayar deposit satu (1) bulan dan tiga (3) bulan pendahuluan sebagai caruman kepada Kumpulan Wang Penjelas mulai tarikh pemilikan kosong dan selepas itu caruman yang sedemikian hendaklah dibayar satu bulan terdahulu.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Bayaran Cukai Tanah, Cukai Taksiran dan Lain-lain&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;Mulai dari tarikh Pemilikan Kosong atau tarikh harta dipindahmilik mengikut mana yang terdahulu, pembeli adalah bertanggungjawab membayar cukai tanah, kadaran, cukai taksiran dan bayaran-bayaran lain berkenaan dengan harta yang dibeli.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Tempoh Pemilikan Kosong&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Pemilikan kosong bangunan dengan bekalan air dan elektrik sedia untuk penyambungan hendaklah diserahkan kepada pembeli dalam tempoh 24 bulan kalendar dari tarikh Perjanjian (bagi tanah dan bangunan) dan 36 bulan (bagi bangunan yang dipecahbahagi).&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-weight: bold;"&gt;Syarat-Syarat dan Hak Pembeli Semasa Penyerahan Pemilikan Kosong (VP)&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Pastikan harta bebas daripada sebarang bebanan semasa menerima notis penyerahan pemilikan kosong.&lt;br /&gt;&lt;br /&gt;Sekiranya pemaju memajak tanah atau harta, minta pemaju selesaikan baki yang ada semasa penyerahan pemilikan kosong.&lt;br /&gt;&lt;br /&gt;Syarat-syarat yang perlu dipatuhi:-&lt;br /&gt;&lt;br /&gt;    (i) Perakuan dikeluarkan oleh Arkitek Pemaju yang mengesahkan:&lt;br /&gt;    a. Bangunan tersebut telah siap.&lt;br /&gt;    b. Bekalan air dan elektrik sedia untuk penyambungan.&lt;br /&gt;    (ii) Pemaju telah memohon:&lt;br /&gt;    a. Pengeluaran CFO melalui Borang E *&lt;br /&gt;    b. PBT telah mengeluarkan surat perakuan bahawa Borang E telah disemak dan diterima oleh PBT.&lt;br /&gt;&lt;br /&gt;    * Borang E adalah permohonan daripada Arkitek pemaju kepada&lt;br /&gt;    PBT untuk pengeluaran CFO.&lt;br /&gt;&lt;br /&gt;Pembeli hanya boleh menduduki rumah apabila CFO sudah dikeluarkan oleh PBT dan kerja-kerja mengubah suai rumah hanya dibenarkan selepas mendapat CFO serta kelulusan pelan oleh PBT berkenaan.&lt;br /&gt;&lt;br /&gt;Semasa pemeriksaan bangunan, sebarang kecacatan sahih direkodkan dan diserahkan kepada pemaju untuk tujuan pembaikan.
